Our partner in the deal John Aaron, originally had put this property under contract for $45,000. This particular property was not a foreclosure or short sale. The title search revealed there was $60,000 in liens on the property. The liens were for the pool needing repair and the electrical box being done incorrectly. After finding these liens, we went back to the seller to renegotiate. After agreeing to take the property with the liens, the seller agreed to give us a substantial discount on the property.
